This 17-page white paper examines Dubai residential real estate prices and transaction volumes around the February 2026 regional conflict. Marketways Arabia and the Ambéone Institute analysed 66,348 sale transactions from Dubai Pulse.

The paper uses an event-study design and regression models for price and transaction-count data. It examines apartments and villas, cash and mortgage purchases, and ready and off-plan properties.
